I thought that I was not creating listing files and maps, but after a careful review, I found that I was still creating map files.
I will fix DESCRIP.MMS to not create map files in the next few days and see how much that affects the build.

I set /NOHIGHWATER on the volume as suggested since I am the only user of the system. Build times changed as follows:
 HIGHWATER: 2:21:00
 NOHIGHWATER: 1:59:00 (-15%)

Thanks for the suggestion!
David
