For compulsory purchases I believe the government will offer "market 
value", but your idea of market value will probably differ from theirs.

If you have just sunk several tens of thousands into renovating your 
property for example, you probably won't see that back in full.

If you are running it as a business you will have accounts to show, but 
if it's for private use it can get messy.
