Recently did exactly as you describe. We may have purchased a DS10 from the same seller!
Anyway, I was able to use the following fans purchased from Jameco Electronics and the system runs quite cool and happily with them:
CPU - 80x80x25 - 12V, 3 Wire - Sunon EE80251B3-0000-G99
Case - 80X80X25 - 12v, 2 Wire - Sunon EE80251B1-0000-A99
CPU fan runs about 2400 RPM and meets the tach requirement.
I also spaced the CPU fan slightly above the heat sink with a few washers to increase air flow and reduce drag on the fan speed. Purchased longer machine bolts to accommodate the spacing, fan guard and lock washer.
Watch the order of the wires - looking down from the top, with case facing forward, the order is Black/Red/Yellow on my DS10 617 MHz motherboard. I used a three-wire connector from a PC but had to solder the fan wires in the correct order for the DS10.
I plan to replace the CPU fan with a Delta AFB8012SH 12V, 3 Wire, 4000 RPM to see if the system runs even cooler and the higher RPM is acceptable.
